Work has begun on a site in Stafford for 700 homes close to the M6 and A34, north of Marston Grange.

Jones Lang LaSalle (JLL) is working with Brock Carmichael on this 40 Hectare site to include a primary school, local centre, elderly living and a range of housing types to meet the needs of the community.

The site was acquired during the War by a Coventry based company seeking an alternative location for their HQ, but following acquisition, the site now belongs to Akzo Nobel (UK) Ltd.  Following 5 years of collaboration this site has now received outline planning consent to deliver a new sustainable community in North Stafford. The plans for this location, of which the site makes up part, state;

“The North of Stafford Strategic Development Location (SDL) offers a unique opportunity to create one of the highest quality living environments in the Borough. Close to town centre amenities and transport links, with the open countryside on its doorstep and the potential for excellent public transport connections in the future, it already has many of the credentials for a sustainable and attractive urban extension.

Strategically located in relation to industrial, business and technology parks north of Stafford, and with good access to the continually improving services and facilities in this dynamic town, the North of Stafford SDL will take advantage of these unique opportunities.

It will be a distinctive development in its own right that will have a unique sense of place that builds on its inherent assets, its existing topography, ecology, footpaths and lanes, and will have a number of character areas that take their inspiration from adjoining towns and villages, and with a feel that reflects the area’s historic settlement pattern.”

Brock Carmichael, appointed for architectural and urban design, is responsible for creating the masterplan for this site and has been working across all disciplines on a series of design codes and acceptability standards as guidance for builders and site developers to ensure the quality of the development meets Stafford Borough Council’s objectives.

As well as the community assets outlined above, Brock Carmichael proposes a central park, ribbon parks, a green buffer zone surrounding the area and a series of smaller community zones.
